How Adagio Is Managed
Council of Owners
Each year, owners elect a Council of Owners to represent the Strata Company and oversee the ongoing management of Adagio.
The Council works with the strata manager, building management team and specialist contractors to support the day to day operation, maintenance and long-term management of the building.
Meetings & Decisions
Owners are kept informed about matters affecting Adagio and can participate in general meetings of the Strata Company.
Owners also have voting rights on matters requiring formal approval, including budgets, expenditure and other decisions relating to the management and future of the property.
Living in Your Apartment
Residential Living
Adagio is first and foremost a residential community.
Residents are asked to use their apartment in a way that respects neighbouring homes and does not create unreasonable noise, disruption or interference with other residents.
Any use of an apartment for short stay accommodation must comply with Adagio’s by-laws and all applicable laws and regulatory requirements.
Enjoying Adagio’s Shared Spaces
Resident Amenities
Residents and their guests are welcome to enjoy Adagio’s extensive shared facilities, including the pool, spa, gymnasium, Pilates studio, sauna, private theatrette, resident lounges, meeting facilities and outdoor areas.
These spaces are shared by the community, so residents and guests are asked to follow facility guidelines and be considerate of others.
Parking at Adagio
Resident Parking
Resident car bays are for the parking of vehicles associated with the relevant apartment.
Storage, vehicle repairs and car washing within the car park are not permitted unless otherwise authorised.
Visitor Parking
Visitor bays are reserved for genuine short-term visitors to Adagio.
Residents are expected to use their allocated parking bays, helping ensure visitor spaces remain available for guests.
Exclusive Use Areas
Some areas, fixtures or equipment may be allocated to individual apartments for the exclusive use of that lot.
Where this applies, responsibility for their care, maintenance or use may sit with the relevant owner in accordance with the registered Management Statement and By-Laws.
Protecting Adagio’s Appearance
External Appearance
The consistent presentation of Adagio contributes to the quality and character of the building.
Changes that can be seen from outside an apartment may require prior written approval. This can include alterations to balconies, windows, window treatments or other externally visible elements.
Residents are also asked to keep balconies and
other visible areas tidy and well maintained.
Renovations & Alterations
Renovating or altering an apartment may require written approval before work begins.
This helps protect the building, neighbouring apartments and common property while ensuring contractors are appropriately managed.
Tradespeople and contractors working at Adagio must also comply with the building’s access, induction and works requirements.
Living Well Together
Being Considerate of Others
Good apartment living depends on consideration for the people around us.
Residents and guests are asked to keep noise at a reasonable level and avoid behaviour that unreasonably interferes with another person’s comfort, privacy or enjoyment of their home.
Smoking is not permitted within common areas where prohibited by Adagio’s by-laws or applicable law.
Pets at Adagio
Pets can form an important part of home life at Adagio.
Keeping a pet is subject to the requirements of Adagio’s by-laws, including any approval requirements that apply.
Residents with pets are expected to keep them under appropriate control and ensure they do not create unreasonable noise, nuisance, damage or disruption to other residents or common property.
Safety & Security
Everyone has a part to play in keeping Adagio safe and secure.
Residents are encouraged to ensure doors and gates close securely behind them and not provide building access to people they do not know or cannot identify.
Lost or stolen access fobs should be reported promptly so appropriate security measures can be taken.
Our By-Laws
Supporting a Safe, Respectful Community
Adagio’s by-laws help protect the building and the people who call it home.
Most requirements are simply about consideration: respecting neighbours, looking after shared spaces, protecting the appearance of the building and helping maintain a safe and secure environment.
Where a by-law is not followed, the Strata Company may take appropriate action in accordance with the registered by-laws and applicable strata legislation.
