Adagio is a residential community. The bylaws exist to protect the comfort, safety and privacy of everyone who lives here. This page provides a simple overview of the key by laws that apply to all owners and residents. For full legal requirements, please refer to the Registered Management Statement and By Laws lodged with Landgate.

Council of Owners
A group of owners is elected each year to make decisions about the building. They work with the strata manager and building manager to keep Adagio running well.
Meetings and voting
Owners can attend meetings, vote on decisions and raise issues. Notices and agendas are sent out before each meeting.

Residential use
Apartments are for living in. Activities that disturb neighbours or increase traffic are not allowed. Short stay use must follow local laws.
Commercial lots
Commercial spaces have extra rules to ensure they do not affect residents.

Recreational areas
Residents and guests can use the pool, spa, gym, lounge, theatre, barbecue area and function spaces. Please follow the posted rules and be considerate of others.
Exclusive use areas
Some equipment and spaces such as air conditioning units or certain fixtures are allocated to specific lots. These must be maintained and used responsibly.

Car bays
Car bays are for vehicles only. Storing items, doing repairs or washing cars in the car park is not allowed.
Visitor parking
Visitor bays are for short term visitors. Residents cannot use them.

External appearance
Anything that changes the look of your apartment from the outside needs written approval. Balconies must be kept tidy. Window treatments must match the building standard.
Renovations
Any renovation or alteration requires written approval. Contractors must follow building access rules.

Residents must keep noise to a reasonable level at all times. Behaviour that affects the comfort or privacy of others is not permitted. Smoking is not allowed in common areas.

Pets are welcome with written approval. They must not disturb neighbours or damage property.

Residents must help keep the building secure. Do not hold doors or gates open for unknown people. Lost access fobs must be reported. Fire equipment must not be touched except in an emergency.

If a resident breaks the bylaws, the Strata Company may issue a penalty. Costs related to enforcement may be charged to the owner responsible.
